How much house can I afford in Calgary?

Calgary has no land transfer tax. Buyers pay Alberta Land Titles fees of $50 plus $5 per $5,000 on the transfer and on the mortgage: $1,290 on a $600,000 home with the minimum down payment. The 2026 residential property tax rate is 0.665%, lower than Edmonton's, and there is no sales tax on the CMHC premium. National GDS and TDS limits set the maximum.

Worked examples use 4.12%, the Bank of Canada's average effective rate on new insured 5-year-plus fixed mortgages (2026-08), and are recalculated whenever our rules or rates are updated.

What's different about buying in Calgary

Calgary buyers benefit from two Alberta rules that make closing day cheaper than in most provinces:

  • No land transfer tax. Alberta charges Land Titles registration fees instead, at $50 plus $5 per $5,000 of value for the transfer and the same on the mortgage.
  • No sales tax on the CMHC premium. That is charged only in Ontario, Quebec and Saskatchewan.

The local number that matters is property tax. Calgary's 2026 residential rate is 0.66499% of assessed value: 0.38906% municipal plus 0.27593% provincial. The lending rules are national: GDS up to 39%, TDS up to 44%, at the stress-test rate.

Land Titles fees instead of a transfer tax

Alberta's fee schedule, updated October 1, 2026, kept the same formula: $50 plus $5 for every $5,000 of value (or part of $5,000) to register the transfer, and $50 plus $5 for every $5,000 of the principal to register the mortgage. With the minimum down payment and an insured mortgage, at a few example prices, and Toronto's double land transfer tax for a first-time buyer alongside for scale:

Calgary registration fees at example prices (minimum down payment)
Example priceMortgage (with premium)Transfer feeMortgage feeCalgary totalToronto LTT, first-time buyer
$450,000$444,600$500$495$995$2,475
$600,000$587,600$650$640$1,290$8,475
$800,000$774,800$850$825$1,675$16,475
$1,000,000$962,000$1,050$1,015$2,065$24,475

On a $600,000 purchase the two registrations come to $1,290. Our planning estimate for legal fees alone ($1,800) is larger. There is no first-time buyer exemption from the fees, and no transfer tax for one to apply to.

Calgary's 2026 property tax

A Calgary bill combines the City's municipal rate and the provincial rate; the provincial part is about 41% of the total. At 0.665%, Calgary's combined rate is below our generic 0.75% example and well below Edmonton's 1.036%. At example assessed values:

Calgary property tax at example assessed values (2026)

$450,000$1,751$1,242$2,992$249$4,662

$1,000,000$3,891$2,759$6,650$554$10,360

A Calgary affordability example

A first-time buyer household earning $125,000, with a $65,000 down payment (closing costs come on top), $550 a month of other debts and an example rate of 4.12% over 25 years, using Calgary's 2026 tax rate and $100 a month for heat. The lender maximum is about $604,400 (TDS), and the Land Titles fees at that price are $1,265.

  • The same household in Edmonton, with its higher tax rate: about $579,600.
  • With the $550 a month of debts paid off: about $608,500.
  • For a condo with $450 a month in fees, half of which counts in GDS: about $573,300.
  • At a rate one point higher (5.12%), which also raises the stress-test rate: about $561,300.
  • With a 30-year insured amortization, open to first-time buyers: about $640,100, with a 0.20-point premium surcharge.

Cash to close is the down payment, the Land Titles fees and our planning estimates of $1,800 for legal fees, $350 for title insurance and $550 for an inspection. In every row, the down payment is almost all of it.

The same price elsewhere

To see what Alberta's rules are worth, take the $604,400 maximum from the example and ask what a first-time buyer would pay in transfer tax at that price in other cities we cover:

Transfer tax on a $604,400 purchase, first-time buyer
CityTransfer tax or fees
Calgary (Land Titles fees)$1,265
Toronto (after both first-time rebates)$8,651
Vancouver (after the first-time exemption)$2,088
Montréal$7,437
Winnipeg$9,738
Halifax$9,066

Calgary's figure includes registering the mortgage; the others are the transfer tax alone, so the real gap is a little wider. This compares one cost only. Property tax, heating and the price of a comparable home all differ by city, and the lender's maximum would differ too. But on closing day, the gap is real money that a Calgary buyer keeps.

Where the savings go

Because Calgary has no transfer tax, the cash a buyer elsewhere would set aside for one can go toward the down payment. A bigger down payment cuts the mortgage, the CMHC premium (or removes it at 20%) and the mortgage registration fee. First-time buyers can also use the FHSA, up to $40,000 in lifetime contributions, and the RRSP Home Buyers' Plan, up to $60,000 each, and an insured first-time buyer can choose a 30-year amortization. See first-time home buyer programs.
